When Will My Off-Plan Home Be Built?

Bond approval is important because it confirms that the bank is prepared to finance your purchase. Once your bond has been approved and all the required documents have been signed at the attorney’s offices and submitted, the process of transferring the stand into your name can begin.

In many cases, the transfer of the stand takes around four to six weeks, provided everything is in place. This means that your documents must be correct, payments made or your bond must have been approved, any required deposits must be paid and all parties involved must respond timeously.

A helpful way to think about this stage is that the land needs to be legally transferred before the next part of the process can move ahead. Once the stand has transferred, the focus shifts to getting your building plans approved.

When Does Construction Actually Start?

From the start of construction, an off-plan home typically takes around three to six months to complete, depending on the size and complexity of the house. A smaller or more standard home may move through the process faster, while larger homes may take a little longer.

It is also important to remember that building a home is a staged process. Foundations, brickwork, roofing,  electrical work, plumbing, finishes and final inspections all happen in sequence. Each stage needs to be completed properly before the next one can move ahead.

Understanding the Role of the Bank During Construction

Many buyers are familiar with the idea of a home loan or a bond but not everyone knows how the bank is involved during the actual construction phase.

When buying an off-plan home with a bond, the bank does not usually release the full building amount to the builder upfront. Instead, the funds are released in stages as construction reaches specific milestones. These staged payments are commonly known as draws. 

For example, once a certain percentage of the building work has been completed, the builder may submit a draw request to the bank. The bank then needs to confirm that the milestone has been reached and that the payment can be released.

In many cases, the bank will contact the buyer to authorise the payment before releasing the funds. This is where buyers play a very important role in keeping the construction process moving, as any delays in this may affect the completion date of your house and incur additional costs.

How Buyers Can Help Prevent Delays During Construction

One of the simplest ways buyers can help prevent delays is by being available and responsive.

When the bank contacts you to authorise a milestone payment, it is important to answer calls, check your emails and respond as soon as possible. If the bank cannot reach you or if you delay giving authorisation, the payment cannot be released. This can slow down the next stage of construction.

The developer relies on these milestone payments to continue moving the project forward. If the payment is delayed, the work may also be delayed. This does not mean buyers need to feel anxious or constantly watch their phones but it does mean that staying reachable during the construction process is important.

A few simple habits can make a big difference. Keep your phone nearby, check your email regularly and make sure the bank has your correct contact details. If you know you will be unavailable for a period of time, try to plan ahead and communicate this to the developer and your bank where necessary.

It also helps to respond to any requests for documents, signatures or confirmations as quickly as possible. Small delays in paperwork can sometimes create bigger delays later in the process.
