This document works hand-in-hand with your Offer to Purchase (OTP) – which covers the land portion of your investment. Together, these two contracts form one complete purchase:

  • The Offer to Purchase secures your stand or erf.
  • The Building Agreement details how the house will be built on that land.

The signing of these documents and home loan approval, form part of the necessary steps for  your home construction journey.

Why the Building Agreement Matters

    • A Details Schedule – listing the important details of the contract and your personal details and contact information to ensure we comply with FICA and can communicate with you throughout your build.
    • A Pricing Schedule – showing the total cost of your home, the size and type of house you’ve chosen and any optional extras you’ve selected.
    • A Specification List – outlining the fixtures, finishes and fittings included in your home. This ensures that you know exactly what to expect – from floors and doors to kitchen and bathroom fittings.
    • House and Site Plansarchitectural drawings showing your home’s general layout and position of your stand within the development.
  • The NHBRC Housing Consumer Index Form – for submission of your homes details to the NHBRC for enrolment of your home which will ultimately certify that the construction work will be completed in accordance  with the National Home Builders Registration Council and shall meet national construction standards confirming that the structure is safe and sound 

These annexures form part of the legal contract and they are what the builder will follow to construct your home. That’s why it’s essential to review and understand them before signing.
